Graham Bearman

Graham is the UK Real Estate Sector Lead/ Head of Real Estate Valuation in the UK.

Graham's role involves reviewing internal and external valuations within our Audit offering. He also carries out valuations, due diligence, dispute resolution, divestment, restructuring, lease advisory, rating and strategic property advice internationally (Financial Services, Industry & Services, Privately Owned Business, Public and Social Sector, Private Clients) within our Non-Audit offerings. 

Experience 

Graham has over 26 years’ experience in real estate including; valuations to investors, corporate occupiers and banks, including development appraisals/feasibility studies.

He has undertaken valuations for a wide range of purposes: tax, financial reporting (IFRS and FRS 102), business combinations, due diligence, restructuring, acquisition or disposal, accounting, IFRS 16 lease advisory or strategic corporate/internal management advice.

Graham specialises in tangible fixed asset valuations with over 10-years’ experience at accounting firms PwC and EY. He has experience in providing annual, quarterly or one-off valuations for accounts purposes for investors, charities and owner-occupiers/corporates.

He is experienced across a number of asset classes, including retail, industrial and offices, as well as specialised property such as industrial process facilities, energy installations (power stations), renewable energy (wind/solar farms, anaerobic digestors, recycling centres and energy from waste), in addition to general government / local authority assets, trade related property (hotels, student accommodation, care homes, pubs, private hospitals, independent schools, petrol filling stations, and nurseries).

Work Highlights 

  • He set up and grew our Real Estate Valuation team to six RICS qualified valuation surveyors from June 2021 to October 2023. The team has expanded and is recognised as being a high performing and high quality team with 100% positive feedback from across the firm in its audit support function.
  • He was appointed as a member of the RICS Valuation Professional Group Panel (PGP) in a non-executive role in November 2023, and was previously a member of the RICS Real Estate Valuation Board for five years, contributing to several RICS publications and the RICS Valuation - Global Standards (the Red Book), including the Valuation of Independent Schools (2016), Depreciated Replacement Cost (DRC) Guidance Note (2018), IFRS 16 Information Paper (2021), Existing Use Value (EUV) Guidance Note 2023, and UK National Supplement (2023).
  • He co-authored a working paper for use in a paper presented to HM Treasury on the appropriate valuation method for off-shore wind, wave and tidal, including carbon storage. He co-authored a follow up paper on rentalising the UK sea-bed for electrical interconnectors.
